Aoraki Property Management’s aim is to offer the best possible service to owners and our services include:
- Rigorous tenant selection including references, past rental history and a recommended option of a consumer credit check for each tenant.
- Bond receipt and lodgement with Tenancy Services New Zealand.
- Quarterly property inspections and a written report to the property owner.
- The prompt arrangement and supervision of repairs and maintenance.
- Comprehensive Residential Tenancy Agreements.
- Records of disbursement and rental income.
Fees:
- An 8% (Plus GST) fee on rent collected for a single managed property.
- Additional properties managed by us on behalf of owners would attract a fee of 7.5% (Plus GST) per managed property.
- A fee of 5%(Plus GST), will be added to the cost of routine repairs and maintenance. (Fees for major repairs or mantainance will be negotiable).
- Both entry and quarterly inspections, attract a fee of $50 (Plus GST) per inspection. For owners with properties outside of the Timaru urban area a quarterly inspection fee will be agreed dependent on the location of the property.
- A fee to conduct an inventory of a fully furnished residence is negotiable.
- We recommend a consumer credit check (approx $20).
- Application to the Tenancy Tribunal currently costs $20.41 per application.
